A seller ready to move forward, but the home has been on the market before and didn’t sell.
At that point, it’s not just about looking at the price in the neighborhood, it’s about understanding what’s happening outside of it too.
New construction, price adjustments, added inventory… all of that plays into how a property needs to be positioned today.
On the flip side, in certain communities, golf, beach club, lifestyle-driven, you’re really looking at comps within because that’s what buyers are targeting.
It’s all about knowing which lens to use.
